Settler's Ridge

Located in the Oklahoma City limits between Yukon and Mustang, just 10 minutes West of downtown, Settler’s Ridge successfully blends a small town atmosphere with big city living. Rose Creek is a beautiful community just north of Quail Springs Mall on North May Avenue. It’s a large community, nearly one square mile, built around a golf course. It is gated with a security guard gate.

There are approximately 600 homes in the area. Homes range in size from 2,000 square feet to over 6,000 square feet. The average size is 3,600 square feet. Home values range from $300,000 to well over $1 million. The average price over the last year has been $512,000, $144/ft.

Amenities include a fitness center, aquatic center as well as the golf course. The aquatic center is a facility with water slides, 10,000 square feet of water surface, lap swimming and play and lounge areas. The fitness center is a 4,200 square ft. facility offering a wide variety of weight & cardio equipment, strength training options, fitness classes, and Personal Trainers. Soon the clubhouse will be complete. There’s a real community feel with lots of activities including a 4th of July parade and Trick or Treating at Halloween. Many of the residents have either an electric vehicle or golf cart to get to the pool or visit their neighbors.

Rose Creek is split north and south on schools. The north half is in Deer Creek Schools and the south half is in Edmond Schools.

The Fairview Farm Neighborhood in Edmond is one of Oklahoma City’s premier gated communities of estate homes. Fairview Farm is located on the northwest corner of NW 150th & Western Ave. This makes for a great location: close to highways, Quail Springs Mall and shopping, the Memorial Road restaurant row and the Mercy Health Center.

The lots generally range from ½ acre to 1 acre, although there are some both smaller and larger. Baptist Medical Center opened Easter Sunday , 1959. I would guess this photo is from the mid '60s. It opened as a 200 bed hospital and is now 508 beds.

At the time this opened, this was on the outskirts of the city!

In 1959 a 200 bed hospital opened on a 62 acre tract in northwest Oklahoma City.
“When I first came to Oklahoma, Baptist was just the place up on the hill with six floors,” said Betty Hudson, RN, retired after 30 years at INTEGRIS Baptist Medical Center.
“And at that time there wasn’t a lot of transportation out to this far area of the city,” said Sharon Williams, RN, retired after 43 years at INTEGRIS Baptist Medical Center. “So, I took a city bus and 50th street was as far as it came.”
Half a century later that “hospital on a hill” now stands as the cornerstone for a comprehensive medical campus that includes physician buildings, specialty institutes and a fitness center.
“The advancements in medical technology have just been fantastic,” said Williams.
“All the specialty areas that offer the very best; Baptist has always been a step ahead of the rest,” said Hudson.
“But I feel one thing that has stayed the same is the spirit of nursing and the pride that we take in serving our patients and our community,” added Williams.
"As INTEGRIS Baptist Medical Center celebrates its 50th year serving the citizens of central Oklahoma its mission remains the same as day one, to improve the health of the people and communities we serve, and to do that through the delivery of outstanding clinical care and service excellence,” shared Chris Hammes, president, INTEGRIS Baptist Medical Center.
To meet that goal, INTEGRIS has seen many expansions and advancements through the years. It’s now home to eight Centers of Excellence and has led the way with many Oklahoma firsts including participation in the nation’s first six-way, multi-hospital, domino kidney transplant.
“We hope to have many additional patient firsts here for the benefit of the community and the state as well,” added Hammes.
Today at 500 beds strong and growing, the facility remains more committed than ever to providing superior medical services.
“If the original administrator and chief of staff were alive today I think they would both definitely be very proud,” said Hammes.

The State Capitol Bank opened here on North Lincoln in 1964 and remains a bank today, although now an Arvest Bank. This is just north of the capitol complex. The building is still in good shape.

Oklahoma City certainly has its' share of mid-century modern architecture probably beginning, at least in my mind, with the Arrows-To-Atoms project during the states' semi-centennial in 1957. The Church of Tomorrow also began around that time.

I recently learned of a great new concept introduced in Minneapolis. It is the Minneapolis AutoMotorPlex. The concept could also be called a car condo.

This is a great idea for car enthusiasts. A place to house your car(s) and be around people with similar interests. From the 'about us' section of their website:

Philosophy

An array of features and services await you and your vehicles. Collector Car to Race Cars, Classics to Motorcycles, RV’s, Boats and even Helicopters… its where enthusiasts gather. Its called a MotorPlex because this site offers it owners a wide array of features and services.

The problem:

Garage space limits me on the number of vehicle my wife allows me to have.

I dread having my special car used as a bicycle stand by my kids

I dread all the wasted time waiting for routine maintenance at the mechanic shop

I dread having to tow my race car across town to my specialist mechanic

Heated storage is hard to find especially in floor heat

I like hanging out with other enthusiasts like me

Build a destination place that brings together people with automotive/motorsports interests. Some place that we can hang out and even conduct business meetings in the clubhouse. Some place where the mechanics come to us. Some place to have our race cars prepped for the season. A protected museum and a place that has all of the security that makes me feel at ease in storing my collection (individual units, sprinklers, in-floor heat, individual web cams, and facility security cameras).

A place to have an annual series of car shows. An extensive library of automotive history and reference materials. A place to make it easy for people to enjoy their vehicles.

A place that is financially efficient.

I think this would be a great idea to implement here in Oklahoma City. Check out this video....

The Real Estate Group, a local real estate brokerage in Virginia Beach and Chesapeake VA has started a charitable fund to aid the children and families of those lost in the recent tragedy in Afghanistan. They are gathering funds to donate to the Navy SEAL Foundation to benefit these families.

Their mission is to raise $100,000 for the future needs of these families.

Gary Lundholm of the Real Estate Group put together a site to help be a collection for funds to be donated to the Navy SEAL Foundation which will go to aid the families, who often cannot ask for help because they need to protect their identities. It is a close knit community.

Over this past weekend, 22 members of the US Navy's elite SEAL Team 6 lost their lives in a helicopter crash in Afghanistan. It was the worst loss of life that the SEALS have ever experienced. Due to the nature of what they do, their families and identities are sheilded from media exposure. While that is totally understandable, it also makes it difficult for people to do what they are inclined to do: Pay our respects and try to help out.

Many of the children will only hear that their dad was a hero, but will never know the true impact that their dad had on keeping us Free and Safe.

Gary Lundholm and the folks at The Real Estate Group are based in Virginia Beach and Chesapeake VA, right where SEAL Team Six is located. They have many Navy veterans as well as active duty spouses who are agents in his offices. Gary is not the kind of guy to not jump in when it comes to helping others.

So last night he launched SealKids.com - a site to help by raising $100,000 for the children of these fallen warriors. In the few hours it has been up, it is already starting to have people donate to it, It has ignited a little spark of "Pay it Forward" in his community.

I'd like to ask that you visit the site. Whether you give or not is entirely up to you. Charlene & I did.

Today is the day to thank veterans. I reflected on this this morning, trying to decide who I specifically would like to thank. I settled on Merlyn Dethlefsen. I met Major Dethlefsen in 1969 at Vance Air Force Base as I entered pilot training. Major Dethlefsen was easily recognizable. If you saw him in his flight suit, the first thing you noticed was his patch that said ‘North Vietnam 100 Missions F-105.’ If you saw him in his dress uniform the first thing you noticed was the Congressional Medal of Honor around his neck.

How cool is that? It made a huge impression on me as a new Air Force officer and pilot trainee. And I’m sure it impressed most of the students that came through Vance in those years. I had wanted to fly since a kid, but I didn’t give a lot of thought to what I’d like to fly until I got to Vance and got to be around some fighter pilots like Major Dethlefsen.

Most people don’t really understand what it took to earn a 100 mission patch. Many, many fell short. Not because they couldn’t hack it, but because they were shot down and killed or became a POW. As an example, a friend of mine that flew 105’s in Vietnam, said that when he arrived the squadron had 24 planes. By the time he left, 20 of those original planes had been shot down.

To earn the Medal of Honor was even more rare. The Air Force awarded 13 MOH’s during Vietnam. Four of those were fighter pilots and two of the four were awarded the medal for actions while a POW. So to have met Merlyn Dethlefsen while in pilot training was a rare treat, and a major influence on my military aviation career.

Merlyn Hans Dethlefsen

Merlyn Hans Dethlefsen (June 29, 1934 – December 14, 1987) was a United States Air Force officer and a recipient of the United States military's highest decoration—the Medal of Honor—for his actions in the Vietnam War.

He was flying F-105’s out of Takhli RTAFB on March10, 1967 as a part of a 72 plane strike package to the Thai Nguyen iron and steel works near Hanoi North Vietnam.

Maj. Dethlefsen was 1 of a flight of F-105 aircraft engaged in a fire suppression mission designed to destroy a key antiaircraft defensive complex containing surface-to-air missiles (SAM), an exceptionally heavy concentration of antiaircraft artillery, and other automatic weapons. The defensive network was situated to dominate the approach and provide protection to an important North Vietnam industrial center that was scheduled to be attacked by fighter bombers immediately after the strike by Maj. Dethlefsen's flight. In the initial attack on the defensive complex the lead aircraft was crippled, and Maj. Dethlefsen's aircraft was extensively damaged by the intense enemy fire. Realizing that the success of the impending fighter bomber attack on the center now depended on his ability to effectively suppress the defensive fire, Maj. Dethlefsen ignored the enemy's overwhelming firepower and the damage to his aircraft and pressed his attack. Despite a continuing hail of antiaircraft fire, deadly surface-to-air missiles, and counterattacks by MIG interceptors, Maj. Dethlefsen flew repeated close range strikes to silence the enemy defensive positions with bombs and cannon fire. His action in rendering ineffective the defensive SAM and antiaircraft artillery sites enabled the ensuing fighter bombers to strike successfully the important industrial target without loss or damage to their aircraft, thereby appreciably reducing the enemy's ability to provide essential war material. Maj. Dethlefsen's consummate skill and selfless dedication to this significant mission were in keeping with the highest traditions of the U.S. Air Force and reflect great credit upon himself and the Armed Forces of his country.

At first glance, Oklahoma City's sales numbers look pretty good this year. For homes listed since January 1st 2011, those that sold were on the market an average of 44 days! That's numbers close to the doo-dah days of yesteryear!

But now, the rest of the story...

That 44 day average represents homes that were listed and sold under that MLS number. What about the homes that haven't sold? Unfortunately those home account for 47% of homes listed between January 1st and June 19th (44 days ago). Last year 54% of homes listed failed to sell. #fail

What's that mean for you the seller?

If you and your neighbor both put your home up for sale, odds are one of you won't sell your home. Your home had better: 1) Look Better, 2) Be Priced Better, and 3) Be Marketed Better.

One of you won't sell!

Happy Labor Day everyone! Since this marks the unofficial end to summer, I thought I would show one of my favorite summertime activities as a child growing up in Oklahoma City — Springlake Amusement Park. It’s sad it’s no longer here, it closed in 1981. It was truly a classic old-time amusement park.

Springlake Amusement Park was an amusement park in Oklahoma City, Oklahoma. It was originally established in 1922 (some sources say 1924) by Roy Staton about six years after his spring-fed pond at NE 40th and Eastern (now Martin Luther King Blvd) had been open to swimmers and picnickers. Staton expanded the park with the addition of many rides acquired from the defunct Bell Isle Park and construction of a ballroom. In 1929 he added the Big Dipper roller coaster, which would be a fixture in the park for the next fifty years. Admission was free and the rides and pool were pay-as-you-go, so visitors could picnic by the lake at no cost. The park was popular through the 1950s and 1960 and attracted many of the top entertainers of the era, including Johnny Cash, The Righteous Brothers, Roy Acuff, and Conway Twitty. A race riot in 1971, change in ownership, poor maintenance, and a devastating fire led to the park's demise. The property was purchased in 1981 by the Oklahoma City Vo-Tech Board and Metro Technology Center was constructed on the site. Of the original park structures only the amphitheatre remains; a car from the Big Dipper and many photos of the park are on display at Metro Tech.

I think the fact that Springlake has its’ own Facebook page says a lot about how much people that grew up here loved Springlake.

I loved the Big Dipper and the Fun House. I also still remember going to a Beach Boys concert there in the 60’s.

4th of July Events in Oklahoma City v.2011

Here are the major 4th of July activities going on this year in Oklahoma City:

Red White and Boom

Oklahoma City's downtown celebration. There will be fireworks on the 3rd and 4th this year. The Philharmonic will perform at 8:30 on the 3rd at the Coca Cola Events Center in Bricktown with fireworks following. Fireworks will be at approximately 10:00pm on the 4th following the baseball game. Admission is free

Edmond's Libertyfest

Libertyfest is actually a week long event ending on the 4th. The Libertyfest Parade in downtown Edmond begins on the 4th at 9:00 am. Fireworks begin at 10:00 pm and can best be viewed on the grounds of UCO, east of downtown Edmond.

Bethany's Freedom Festival

The Freedom Festival runs from June 30th to July 4th. On the 4th the parade begins at 10:00 am. The car show runs from 9:30 to 4:30 and one of the largest fireworks displays in the state begins at 9:55. The events are at Eldon Lyon Park, south of NW 39th Expressway between Rockwell and Council.

Yukon's Freedom Fest

The city of Yukon celebrates the nation's birthday with a huge Freedom Fest event. With free admission to all events, the celebration includes two nights of fireworks displays, outdoor evening concerts, kid's activities, a triathlon, volleyball tournament and more. On July 3rd there is a musical salute to veterans from 5:00 to 7:45, at 8:15 patriotic brass and fireworks at 10:00. On the 4th, from 5:00 to 7:30 is the Rodeo Opry, at 8:30 the Oklahoma City Philharmonic and fireworks at 10:00. Concerts are at the gazebo at Chisholm Trail Park and the July 4th events at Yukon City Park.

Midwest City's 4th of July Event

The Oklahoma City community of Midwest City celebrates the nation's birthday with a free annual event that features live music, park performers and fireworks display at dusk. The location is Joe B Barnes Regional Park near Reno and Midwest Blvd. Music is from 6:00 to 10:00 and fireworks afterwards.

How's the Market, Oklahoma City?

I suppose the most frequent question posed to a Realtor is 'how's the market?' I think one of the best ways to view it is by a statistic called 'month's supply of inventory'. In other words, at the current rate of sales, it would take that many months to clear all the current inventory.

A stable real estate market is defined as 5 to 6 months supply of inventory. If it's less than 5 months it is a 'seller's market' and if it's more than 6 months, it's a 'buyer's market.

If you follow this blog, you know I do monthly market updates for 10 areas in Oklahoma City and Edmond and I show the month's supply of inventory for those areas. But today I decided to take a look at the entire Oklahoma City market and analyze it by price range. The results are startling.

What Does This Mean?

Sellers:

Under $50,000: congratulations! Your home should sell quickly at a good price.

$50,000 to $500,000: It's a buyer's market. You need to price your home aggressively and make sure it presents well to stand out from the crowd.

$500,000 and up: It could take nearly 2 years to sell your house. You need to be very aggressive in your pricing, and make any price reductions early and aggressive. I you try to chase the market, you'll either not sell or sell for much less than you could have.

Buyers:

Under $50,000: It's a sellers market. You won't see lots of price reductions or seller concessions. You can easily get into multiple offers on good property.

$50,000 to $500,000: Look for the values in pricing. You can expect seller concessions.

$500,000 and up: You should really be able to get a deal here. Sellers are having to make large price reductions and/or concessions to make a deal.

Come On Banks - Join the 21st Century

For me, one of Bill Clinton's finest hours was when he signed the Electronic Signatures in Global and National Commerce Act, popularly known as the E-Sign Act. This was on June 30th, 2000. Under E-Sign, digital signatures used in interstate and foreign commerce assumed the same legally binding status as old-fashioned, handwritten signatures.

I was thrilled! Real estate is a paper business. Electronic signatures make my business and my client's life much simpler. Not to mention Green. Think about it. No faxing/emailing, printing out, signing, then scanning/faxing. Or driving around all over town to gather signatures. Arriving at the final document which was unreadable by anyone. We had to include an unsigned copy so everyone could read it.

Oklahoma was slower to act. Our former attorney general, Drew Edmondson seemed to like ink and unreadable copies also as he deemed electronic signatures illegal in this state. I don't think anyone was happier than me to see him leave office. Finally in April of this year the legislature passed and governor signed into law, e-signatures for Oklahomans. We're in the 21st Century now!

Edmond Mortgage Broker Takes Us Back To the 1800's

Imagine my disappointment this morning when I heard from Jeff Straka of our office who received an email from an Edmond mortgage broker that his 'investor' would not accept an electronic signature on the real estate contract. He has the gall to send an un-wet-signed email. That's progressive but contradictory. I'm rather surprised they didn't send a telegram!

Now mind you, we're talking about the real estate contract that really doesn't concern the lender, they're not even named in the contract. This is not the mortgage documents. There's no telling what kind of archaic rituals they'll have to go through at closing with those.

Now, Intuit has released an infographic showing just how businesses are coming to rely on this technology. Somewhat surprisingly, Oklahoma City arrives at number 6 on this list!

I was a little surprised, I think this puts Oklahoma City among some pretty heady cities!

Honor Flight | For the WWII Vets

We need to honor the World War II vets. Unfortunately, we are losing them at a rate of 1,000 per day. My dad was one of those vets and great Americans, but unfortunately I lost him in 1964. I miss hearing his stories of the war in the Pacific, specifically Guadalcanal, where he served in the Navy Seabees. He had an influence on me that has lasted a lifetime, even though I lost him at a young age. I chose to enter the military in large part out of respect to my dad and a responsibility I felt to serve. I wish he had been there to talk with me through my time in the military. I know he would have been proud.

I know a lot of people I served with that felt called to serve by someone in their family. The World War II Vets set the bar quite high for service. The attrition rates, living conditions, and carnage they saw were at levels that is hard for most of us to comprehend.

Honor Flight

Honor flight is an organization with the goal of getting as many of the living World War II vets to the World War II Memorial in Washington DC. If you see a WWII vet, be sure to thank them while you still have the opportunity.
